Ground was broken Monday morning for the $1 billion mixed-use development known as Flushing Commons that will transform the former Municipal Parking Lot 1 into a hub with shops, apartments and a new YMCA.

Phase 1 work will involve building office and retail space, 150 units of housing and 982 underground parking spaces. It is expected to be completed in 2017.

During this phase, surface parking will be available to the public.

That will be followed by Phase 2 construction of the YMCA, an open space area and two other residential and commercial buildings. Another underground parking facility will also be built. Completion date is slated for 2021.

The site is bounded by Union and 138th streets and 37th and 39th avenues.
