Plans to transform a derelict building on 40th Road in Flushing into a mixed-use development featuring community and commercial space are being met with open arms by Councilman Peter Koo (D-Flushing).
The city’s Economic Development Corporation announced the selection of Success 88 LLC as the developer for the project at 135-15 40 Road.
The proposal calls for the creation of up to 12,000 square feet of floor space, with one story dedicated for community use, comprising of at least 1,000 square feet of the total project. The rest is allotted for commercial use and retail space on the ground floor.
The occupant of the community space will be chosen with input from the Flushing community, according to a statement from the EDC.
The location is currently home to a vacant, ramshackle 5,000-square-foot yellow brick building that has not been occupied since 2005, when it was a Department of Sanitation office. The agency left after work at a neighboring construction site damaged the building’s structure.
Koo lauded the plan, pointing to economic numbers showing Flushing weathered the recent recession with aplomb.
“Flushing continues to thrive and this project … will add to the community’s economic growth,” Koo said in a statement. “I look forward to working with Success 88 and local leaders to find the best use for this new community space.”
The area’s existing commercial C4-2 zoning will not conflict with the project, according to the EDC. But the project must still navigate the Uniform Land Use Review Procedure.
Success 88 is a Bayside-based developer the EDC said has a “long history of developing and renovating properties across the city.”
The request for proposals for the project was issued in December 2011. There is no estimated start or completion date.
